Digital building inspections via smartphone or tablet
19/03/2026
An app is redefining the process of property inspections. New technologies for the digital mapping of real estate management processes should offer more: it is not just about the pure transformation of analog data into digital formats, but primarily about the redesign of workflows.
Efficiency, data reliability, and a logical structure for data storage are central to this approach. With this in mind, the Building Inspector app was developed—an innovative solution for documenting property inspections using a smartphone or tablet.
What sets it apart are the features that go beyond mere documentation: damages or defects identified on-site are documented both in writing and through photography, then summarized in a property-specific report. If a repair is needed, the corresponding work order can be transmitted directly to the contractor. This way, the contractor is informed during the inspection itself—for instance, that the stairwell lighting on the third floor is malfunctioning and needs to be checked.
All Property Data at a Glance
The app’s clear layout makes recording and documentation simple and efficient. The fact that a report is generated automatically saves both time and costs—during routine inspections as well as for any other events affecting a property.
The intelligent user interface allows all processes related to a property to be recorded and displayed clearly: Are bicycles blocking the entrance? One photo is enough, and the incident is stored in the app. Has a storm damaged the roof? A quick note, and the case is ready for further processing. When is the next maintenance for the heating system due? A quick glance at the app is all it takes, as the appointment is stored there.
Furthermore, all information about a building captured with the app can be compiled and transferred into various report formats—for example, as a template for the next homeowners’ association (HOA) meeting.
Intelligent Access Control
Not every property management employee or external service provider requires the same information or permissions. While a caretaker, for example, may only need access to the data of a specific building, contractors primarily need information relevant to their specific assignments.
As a manager, you need a complete overview and control over who can see what. Building Inspector makes it possible to define different roles and assign access rights individually.
A tablet is best suited for a detailed inspection of all elements, while a caretaker might prefer using a smartphone during a routine visit. As a supplement to your ERP software, this solution offers meaningful support for your daily operations.
